Owners of industrial, commercial, office, and apartment buildings are always interested in new ways to lower overhead or operating expenses. While millions are thinking of automated lighting and other interior building power saving devices, like putting in compact fluorescent light bulbs (CFL) wherever possible, and more efficient heating or cooling systems, there are property owners who are more aggressive and are planning to upgrade their properties with a solar heating system.
What is this? It is actually a commercial green energy equipment that can supply a large portion of a commercial office or residential building’s hot water requirements by utilizing the sun’s heat energy. And although there are passive and active systems, some with flat panels and some with tubes, solar heating systems are mostly made of a coil of metal or plastic or panel, where water goes through and is heated by radiant heating or solar radiation energy.
Looks too complex, doesn’t it? Actually is not difficult to understand the technology. Green technology is so effective that many organizations and national governments are offering landlords and commercial property owners numerous economic incentives for investing in green technology. This demonstrates the practicality of installing a solar water heating system nowadays for a large-scale operation. These bonuses are intended to minimize installation and purchase capital outlays, and make the return on invested capital achievable in as quickly as two to five years.
The first thing to know, however, is that the design and installation of commercial green energy requires the services of experts, and though you might have heard that some people have constructed their own solar heating systems; these are usually small-scale or only built to cater to a few families. But, when you are talking about the hot water supply for 20-40 apartments, it will require specialized knowledge and high-level of skill to design the system.

Now, if you decided to invest in a solar heating system and have it installed on the roof space of your office or apartment building, you would be able to get loan for the purchase, receive a rebate from your utility company, and capitalize on a handful of state, local, and federal tax rebates available. This would include instantly usable tax incentives, and the choice to use accelerated depreciation on the equipment. In summary, although you are paying out almost the same amount or sixty dollars per unit each month; your cash outlay is mostly going to the solar water heating system, and not to the utility provider. And after two to five years you would have finished paying the total cost of the solar water heating system. Afterwards you would then benefit from a considerable reduction on your monthly electric charges, and almost zero usage cost of your water heating system from that day on!
